Business
Commercial & industrial
Dealerships, warehouses, manufacturing and multi-tenant: the shop that fits the job, and C-PACE or utility money for most of it.
What your buildings need
- Service capacity for equipment or tenants the building was never sized to carry.
- High-bay and exterior lighting that runs every shift and costs more to operate than to replace.
- Customer and fleet charging, from a few Level 2 ports to DC fast charging on a dealership lot.
- Solar and storage aimed at the demand charge, not just the kilowatt-hours.
How it gets built
Private commercial work runs open-shop with Gullen Energy, or union with Boyd Electric where the owner or a labor agreement requires it. Same LAW Ventures scope, schedule and filing either way.
Funding for this market
Utility incentives, the federal credit, and C-PACE for the balance.
ComEd provides instant discounts and incentives for as much as 75% of your project cost. Per-fixture and per-measure amounts live in the program's downloadable worksheets rather than on the web pages, so we price your actual fixture and equipment counts instead of quoting a rate. Funds are limited and provided first-come, first-served, the installing contractor must be ICC-certified and recertified each June 1, and offers are subject to change.
The base rebate for an ENERGY STAR certified Level 2 charger. Rebate applications are currently closed. The program runs through the end of 2028 on a first come, first serve basis until funding is depleted, and when the window reopens applications are due within 60 days of project completion — chargers installed, energized, networked and open for safe use. We file the ComEd New Business service request before construction starts, which the program requires, so a reopening does not catch the project flat.
The base amount of the Clean Electricity Investment Credit is 6 percent of the qualified investment, increased up to 30% for facilities meeting prevailing wage and registered apprenticeship requirements. On a private job that is a choice with a cost attached, so we model the job both ways before the crew rule is set — the difference between 6% and 30% is often larger than the labor delta.
Cook County commercial-property owners can obtain up to 100-percent upfront financing from private capital providers for qualified upgrades to their HVAC, lighting and solar photovoltaic systems, and the loan term may extend up to the useful life of the eligible improvements — up to 30 years. It is financing, not a grant: repaid as a special assessment line on the property tax bill, secured by a lien, and it does not accelerate on sale. Cook County commercial property only, and it covers hard and soft costs for both existing buildings and new construction.
Pre-approval comes before the purchase order. Utility programs do not pay retroactively; we file first, then we build.
